Cancellation & Withdrawal

The following conditions for cancellation and withdrawal apply to bookings in the holiday home “Ferienhaus Eichenseer”.


1. Important information regarding the statutory right of withdrawal (right of cancellation)

Since the landlord's service involves accommodation on a specific date or for a specific period, there is no statutory right of withdrawal or cancellation for consumers in the case of distance contracts (e.g. bookings directly via our website or by email) according to § 18 para 1 no 10 FAGG (Distance and Off-Premises Sales Act, Austria).

This means that bookings are legally binding from the moment of our written confirmation. Cancellations are subject exclusively to the contractual terms and conditions listed below.


2. Contractual cancellation fees for guests

As a guest, you can cancel your accommodation contract at any time before the start of your trip. For evidentiary purposes, cancellation must be made in writing (e.g., by email to us).

In the event of cancellation, the landlord is entitled to the following flat-rate cancellation fees (based on the agreed total price):

  • Free cancellation possible up to 30 days before arrival.
  • From 29 to 14 days before arrival: 30% of the total price.
  • From 13 to 7 days before arrival: 50% of the total price.
  • From 6 days before arrival up to the day of arrival, as well as in case of no-show: 100% of the agreed total price.

As a guest, you retain the right to prove that the landlord suffered no damage or significantly less damage.


3. Recommendation

To avoid unnecessary costs in the event of unforeseen circumstances (e.g. illness, accident or work emergencies), taking out travel cancellation insurance is strongly recommended.


4. Cancellation by the landlord

The landlord may withdraw from the contract before arrival if force majeure, official orders, or other unforeseen circumstances occur that are beyond their control and make fulfillment of the contract impossible. In this case, any payments already made will be fully refunded; further claims by the guest are excluded.
